2025 marks a major milestone for PMJ Capital as we celebrate 10 years in business. Over the past decade, we have supported SME property developers and entrepreneurs across the North West and beyond, building strong relationships and delivering funding solutions that make a real impact.
PMJ began with humble origins, just me working metaphorically out of our MD, Dave Rainford’s back bedroom. Today, we are a team of 10 and have lent more than £220 million across hundreds of transactions. Naturally, the journey has not always been smooth. As an SME, we have faced our own growing pains, just like many of our clients. That shared experience gives us genuine insight into the challenges they face, and we believe that really matters.
Because we are still relatively small in the market, we know we need to perform on every single transaction just as we did on our first. For us, it is about being consistent, being honest, and ultimately delivering for our clients and introducers.
Despite our growth, our core values have remained exactly the same. Culture is incredibly important at PMJ Capital. From the chairman through to every member of the team, we treat others as we would want to be treated ourselves. Our staff are absolutely central to the business and we are proud to say we have had 100% staff retention. That says a lot about the environment we have created and the commitment of our people.
Our clients are at the heart of everything we do. Over 85% of our business comes from repeat customers, which says everything about the level of service we aim to provide. That service is built on being transparent, fair and straightforward, values that have been at the core of PMJ since day one.
One of the most important lessons we have learned over the last 10 years is that we cannot be all things to all people. We have a simple phrase that we live by: “stick to your knitting”. That is exactly what we have done. We have remained focused on the North and North West, areas we know inside out, and where we believe we can add real value.
We have also developed deep expertise in specific areas of property development, including HMO conversions, refurbishments, development exit facilities and finish and exit funding. These are the types of projects we understand well, and it is why clients continue to return to us.
What our clients really value is our hands on approach. They know they can pick up the phone and speak directly to a decision maker and get a clear answer. It might not always be the answer they want, but it will always be honest. When we commit to doing something, we follow through. That certainty is crucial, particularly in short-term lending, where timing is everything and clients need to move quickly and with confidence.
MD Dave Rainford comments: “The last 10 years have been an incredible journey. I have had the privilege of working with a fantastic team and some exceptional clients on a wide variety of projects.
“Many of those clients have come back to us time and time again, and some have even become friends. I have been to weddings and various family events, not as a business contact, but as someone who has shared in their journey. That is not about blurring the line between work and personal life, but about building trust and genuine relationships.”
So to all our clients, introducers and the brilliant team at PMJ Capital, thank you. Thank you for being part of our story so far. Here’s to the next 10 years.
